Whether you’re moving into a newly built home or restoring a disturbed yard, we review the soil, grade, drainage, and access before recommending a seeding plan.
Seed is an option alongside Sod Installation, with a longer establishment period. It needs consistent watering and care while roots develop. Our estimate identifies the preparation and installation included for your property.
WHERE SEEDING FITS
Start a lawn after building with a plan for soil preparation, seed, and protective straw. We work with homeowners and builders to define the installation area and agreed scope.
Restore selected areas where grass is missing or thin. We review the underlying conditions and prepare the areas included in your estimate before adding seed.
Reestablish grass where grading, drainage work, or landscape installation has disturbed the yard. Seeding can be coordinated with the rest of your outdoor work.
FOR HOMEOWNERS & BUILDERS
We can review the area around a new home before lawn installation and coordinate the seeding scope with the remaining site work. Soil preparation, final grading where included in the estimate, seed installation, and protective straw are discussed before work begins.
Construction debris, compacted soil, drainage problems, and a need for additional topsoil can change the preparation required. These items are assessed and priced according to site conditions rather than assumed to be included.
Before installation, you’ll need a workable watering plan and water access. You or the responsible property manager handle watering and ongoing lawn care after installation.

FROM SITE REVIEW TO AFTERCARE
Share photos, the area you want seeded, and access details. We review soil conditions, existing grades, drainage, and the preparation needed.
We complete the agreed soil preparation and final grading where included, install seed, and apply protective straw according to the scope.
We review aftercare with you. Keep up with watering, limit traffic on the area, and give the new lawn time to establish.
YOUR PART IN ESTABLISHMENT
Arrange reliable water access before installation. You are responsible for watering the seeded area and continuing its care. Keep the seedbed consistently moist without washing soil or seed away, and adjust watering for rainfall, heat, and the conditions at your property.
Limit foot traffic and keep equipment off the seeded area while it is establishing. Follow the aftercare guidance provided for your project, including when to adjust watering and begin mowing.
Establishment is gradual. Timing and results depend on watering, weather, soil conditions, and ongoing care. A straw-covered surface does not mean a finished lawn, and germination or a fully established lawn is not guaranteed.
Sod Installation gives you a grass surface sooner, but still needs watering and time to root. Seeding takes longer to fill in. We can discuss which approach suits your goals and site. Yes. We review the site with the homeowner or builder and define the preparation, seed installation, and protective straw included in the estimate. Debris removal, compacted soil, drainage corrections, or additional topsoil may require separately priced preparation.
Seeding has a longer establishment period. Sod provides a grass surface sooner but also needs watering and time to root. We review the site, your timing, and the preparation required before discussing the options.
You or your property manager are responsible for watering and ongoing care. Arrange water access before installation, follow your project’s aftercare guidance, and adjust for rainfall and weather without washing seed or soil away.
Establishment takes time and varies with watering, weather, soil conditions, and ongoing care. Early growth is only one stage. We do not guarantee a specific germination date or a finished lawn by a fixed deadline.
Yes. We can include seeding in the restoration of areas disturbed by grading, drainage, or landscape installation. The estimate identifies the areas and preparation included.
Only where it is specified in your estimate. We review existing soil, compaction, drainage, and grades so any additional preparation or topsoil is priced according to site conditions.
